ABOUT THE NEIGHBOURHOOD
Grandview is located in East Vancouver and is quite the diverse and eclectic neighbourhood. It has great walkability with many amazing independent shops, cafes, breweries and highly regarded boutique restaurants. It is a well-known food district and we can personally recommend several must-visits if you love Italian cuisine with “Little Italy” being located here.
What is the neighbourhood known and appreciated for?
Grandview is highly accessible through transit, with the SkyTrain station at Commercial and Broadway providing access to Downtown, the Vancouver Community College campus as well as routes out to the suburbs. There is also the well-known “B-Line” bus that takes people directly to the University of British Columbia, making this area a popular spot for students.
Fun fact: Grandview was rated in 2018 by National Geographic as Vancouver’s best “Neighborhood to Explore”.
What is the main type(s) of real estate?
This neighbourhood has beautiful character homes found on the outer edges of the Grandview border, many with the much sought-after heritage designation. The central and more densely populated area of Grandview can be found along Commercial Drive, or “The Drive”, as locals call it, which is made up of mostly condo buildings. There has been a big push for more townhomes in the area and you will notice that many of the new developments going up in the area are catering to this desire, with multi-level strata homes with outdoor spaces and walk-up suites—perfect for families.
What is the neighbourhood vibe?
Grandview is a vibrant, inclusive neighbourhood where there is a very clear community focus. The demographic of this neighbourhood tend to be more alternative folks from all different backgrounds and walks of life. You will find a mix of artists, middle-class professionals along with many young families. Don’t be surprised if while exploring this area, you see residents with signs on windows expressing their views on certain topics—this is a highly active and engaged community.
This area has many great parks, including the large and popular Trout Lake where you will find free live music, acrobats practicing, a weekly farmers market, and lots of other unexpected but heartwarming activities. You will often see people socializing in the parks throughout the day and into the evenings, which lends to the strong community identity that is found here.
What is the main downside?
While this area is a great place to look for first-time home buyers, it can be quite difficult to find newer or concrete higher-rise condos as the majority of buildings in the area are wooden builds from the early 2000's and late 90's. This is something that we are hopeful developers will start to focus on, as it is a clear gap in the market. There are lovely character homes available but many are starting to become out of reach for those who have been in the community for a long time, which has created some resentment amongst current residents.
What is the short and longer-term future of the area?
Given the developments going up now as well as those planned for the future, we can expect to see a variety of new shops coming as commercial spaces are aplenty. There are also some well-known restaurants expected which will create more of a diverse mix of options for your shopping and dining needs.
What are prices like?
Prices in this neighbourhood vary greatly with condos being quite affordable while townhouses are typically over $1 million and houses are close to $2 million for entry. This is interesting as this area is further east than Mount Pleasant, but amenities and prices are similar.
